Manage, monitor, and operate all HVAC and mechanical equipment within an assigned building(s). Provide direction and oversight to lower-level employees and assigned contractors operating in the assigned building(s).


Essential Functions



  • Operates and maintains a variety of HVAC and Mechanical systems including but not limited to low-pressure and high-pressure, steam and hot water boilers, air handler units, variable refrigerant flow systems, variable air volume systems, pneumatic compressors and controls, fuel oil tanks, pumps and related equipment, domestic hot water, generator, various types of chillers, various types of pumps, various types of unit ventilators, hydronic systems, and more.
  • Performs inspections, preventative maintenance, and minor repairs on various HVAC and mechanical equipment, including, but not limited to, filter changes, belt maintenance, oiling and lubrication of motors and bearings, coil cleaning, drain maintenance, punching of boiler and chiller tubes, air compressor maintenance, inspection of pressure vessels, inspection of safety valves and controls, and more.
  • Knowledge and experience with building automation controls and programs. Monitoring and adjustments of temperature and schedule settings.
  • Knowledge and experience with keeping accurate daily logs. Ability to input data into a computerized maintenance management system.
  • Knowledge and experience with pump sizing, water flow calculations, heat load calculations, pipe sizing, and installation.
  • Knowledge and experience with the National Electrical Code, National Gas Code, and basic to intermediate electrical and plumbing knowledge.
  • Supervise and manage other maintenance and service employees assigned to assist.
  • Manage inventory and requisition supplies through the supervisor.
  • Maintain boiler and mechanical rooms, including sump pump monitoring, lights, and ballast replacement, maintaining safety protocol for workspace as prescribed by OSHA regulations.
  • Monitors and assists in maintaining hydronic system water treatment.
  • Manage, monitor, and maintain records on assigned building HVAC and mechanical equipment. Report activities to the Regional Mechanical Supervisor.



COMPETENCIES



  • Knowledge, experience, and proficiency in the inspection, repair, connection, maintenance, and replacement of various tubing and piping, including copper, black steel, galvanized piping, and stainless-steel piping.
  • Knowledge of hot water and steam boilers, air atomizing and rotary type burners, absorption, centrifugal and reciprocating chilling plants, and pneumatic temperature control systems.
  • Knowledge of variable air and constant air volume systems.
  • Knowledge of safety practices in maintaining and repairing heating, air conditioning, refrigerating, and ventilating systems.

Desired Qualifications



  • High school graduate or equivalent
  • Trade school diploma or equivalent
  • Three years of experience in the operations, maintenance, and repair of commercial hot water and steam boilers, commercial air handler units, and related equipment.
  • Must possess and maintain a valid second or third-grade stationary engineer's certificate issued by the Maryland State Board of Examining Engineers
  • Must possess a universal EPA refrigerant certification.
  • Must possess and maintain a valid Maryland Class C driver's license and own transportation.
  • Ability to read and understand technical manuals pertaining to equipment operation and maintenance. Operation and Maintenance Manuals, sequence of operation manuals, specification sheets, and other technical literature.
  • Ability to assign and review the work of others.
  • Good verbal and written communication skills
  • Must possess essential HVAC hand tools, including but not limited to hand drills, test meters, refrigerant gauge sets, etc.
