Position Summary

The Member Advocate, Mortgage Loss Mitigation is responsible for managing mortgage delinquency and default activity from early-stage delinquency through foreclosure resolution for both portfolio loans and loans sold to investors where TTCU retains servicing rights. This role requires a strong understanding of mortgage servicing, investor guidelines, loss mitigation options, and foreclosure processes.

The position serves as the primary coordinator for mortgage loss mitigation activity, ensuring compliance with applicable investor requirements, regulatory standards, and internal policies while balancing risk exposure, member engagement, and asset recovery objectives.

Essential Job Functions and Responsibilities

Mortgage Loss Mitigation & Member Engagement

Manage mortgage accounts in delinquency or default status, engaging with borrowers to assess hardship, explain available loss mitigation options, and support resolution strategies. Review financial information, hardship documentation, and account history to determine appropriate next steps in alignment with internal policy and investor requirements. Maintain accurate and timely documentation of all borrower interactions, decisions, and supporting materials.

Investor & Compliance Management

Apply and adhere to investor-specific guidelines for loans serviced on behalf of secondary market partners, including Federal Home Loan Bank, Freddie Mac, and USDA Rural Development. Ensure loss mitigation actions, timelines, disclosures, and foreclosure decisions meet applicable investor, regulatory, and contractual standards. Identify exceptions, risks, or guideline conflicts and escalate as appropriate.

Foreclosure Coordination & Legal Oversight

Coordinate foreclosure activity with approved legal counsel, including referral, document preparation, timeline tracking, and ongoing status monitoring. Serve as the primary point of contact for foreclosure attorneys, ensuring accurate information flow, timely responses, and compliance with investor and regulatory requirements. Document all legal activity and ensure required actions are completed within established timelines.

Asset Disposition & Remarketing Support

Partner with management and internal teams to support post-foreclosure asset disposition activities. Assist with property valuation review, coordination of listings, and remarketing efforts to support timely and commercially reasonable sales. Maintain accurate records related to foreclosure outcomes, property status, and disposition results.

Compliance, Reporting & Internal Collaboration

Ensure all mortgage loss mitigation activities comply with internal policies, servicing standards, and applicable regulations. Collaborate with internal departments to support audits, examinations, reporting needs, and operational consistency. Maintain confidentiality and uphold TTCU's standards for member service, risk management, and documentation accuracy.

Minimum Qualifications

Educational Requirements

Bachelor's degree in Business, Finance, or other related discipline preferred.

Certificates/Licenses

Reliable transportation is required.

Experience

* Experience in mortgage servicing, mortgage collections, or mortgage loss mitigation.

* Preferred experience working with investor-owned loans where servicing is retained.

* Preferred experience coordinating foreclosure activity with legal counsel and third-party vendors.

* Familiarity with mortgage loss mitigation options, including repayment plans, modifications, and foreclosure alternatives.

Additional Requirements

Job Knowledge

* Working knowledge of mortgage loan structures, servicing practices, and default management.

* Understanding of investor guidelines, timelines, and documentation requirements.

* Familiarity with foreclosure processes, legal terminology, and property disposition workflows.

* Proficiency with Microsoft Office and loan servicing systems.

Interpersonal Skills

* Ability to communicate complex mortgage, investor, and legal concepts clearly and professionally.

* Strong organizational and coordination skills across multiple stakeholders.

* Ability to manage sensitive borrower situations with professionalism and discretion.

Work Environment

Routinely perform work indoors in climate controlled private office with minimal noise

Physical Demands

* Must be able to remain in a stationary position (e.g., sitting at a desk) for extended periods.

* Occasional movement around the office to attend meetings or collaborate with team members.

* Ability to operate a computer and other office equipment as needed.
