Primary Purpose:


Acquire land rights on new business jobs and major projects that require an intermediate level of experience and expertise in acquisition matters. Review, direct, and approve work done by contracted right-of-way agents. Negotiate acquisition of easement rights, temporary or permanent, with private and public landowners. Provide guidance and training to internal client groups and consultants. Review appraisals that lead to Fair Market Value (FMV) offers of compensation and support the Legal Department in eminent domain cases and on major project land related matters


Duties and Responsibilities:



  • Conducts complex analysis of acquisition data to monitor project performance within time and budget constraints.
  • Negotiates acquisition of land rights and damage settlements; coordinates approval, conducts outreach, and processes payments.
  • Prepares easement packages and performs courthouse documentation searches to facilitate easement acquisition.
  • Orders title reports, obtains title reviews, and coordinates escrow steps for land acquisitions.
  • Performs other duties as assigned.

Qualifications

Required Qualifications:



  • Typically requires a 4 year degree in a relevant field, or equivalent combination of relevant education and experience.
  • Typically requires 5 years of related experience.

  • Real Estate Acquisition - The process of gaining ownership or rights over a real estate property.
  • Commercial Negotiation - The planning, reviewing, analysis and other activities that a buyer and seller conduct to reach an agreement.
  • Regulatory Compliance - Ensuring an organization's adherence to laws, regulations, guidelines and specifications relevant to its business processes.
  • Contract Management - Streamlining the creation, execution, storage or renewal of contracts, with a focus on compliance, often via software or other automated means.
  • Relationship Management - Activities undertaken to improve business relationships.
  • Project/Program Management - The process of leading the work of a team to achieve goals and meet success criteria at a specified time.
  • Real Estate Transactions - Undertaking the acquiring or disposing of leased or owned space.
  • Legal Support - Assistance provided in navigating legal processes, including research, documentation, and advice, to uphold rights and comply with the law.
