How can you make an impact?

We are seeking a detail-oriented Property Accountant to support day-to-day accounting functions within the Global Real Estate Services department. This role is responsible for managing vendor payments, tenant billing and capital project accounting. The ideal candidate will demonstrate knowledge of GAAP and real estate accounting practices, while collaborating effectively across internal teams and external partners to ensure financial accuracy and operational efficiency.

Key Responsibilities

  • Accounting Operations
    • Initiate all new vendor requests and coordinate payment term exceptions as needed.
    • Facilitate non-revenue contract requests to Contract/Procurement teams.
    • Process purchase orders for approved contract commitments; review and process receipts of goods against purchase orders as appropriate.
    • Review and submit third-party, brokerage, and project invoices in accordance with contractual agreements, ensuring accuracy and proper cost center coding.
    • Monitor invoices submitted to Accounts Payable through payment, resolving any issues throughout the payment lifecycle. Respond to vendor payment inquiries promptly.
    • Oversee recurring rent payments across the U.S. and Canada. Process prepaid and other rent-related invoices, ensuring compliance with GST/HST/VAT regulations.
    • Prepare and file quarterly NYC Commercial Rent Tax returns.
  • Tenant Billing
    • Generate and issue invoices to tenants and subtenants for rent, CAM, utilities, and other occupancy-related charges.
    • Process incoming payments from subtenants, track receivables, and maintain accurate records.
    • Produce and distribute aging reports to leadership, highlighting overdue accounts and coordinating collection efforts.
    • Maintain comprehensive tenant, vendor, and property files, including certificates of insurance, lease abstracts, and operating expense statements, in compliance with company standards.
    • Manage security deposit and tenant improvement accounting, including payments and refunds.
  • Capital Management
    • Submit general ledger maintenance requests to create and close construction-in-progress (CIP) accounts.
    • Maintain CIP tracking sheets; input all commitments and invoices, monitor monthly expenditures, and review with departmental leadership. Ensure accurate and organized record-keeping.
    • Collaborate with project managers and general contractors to review AIA billings, control project expenditures, and collect lien waivers from all subcontractors.
    • Perform asset segregation at project closeout and coordinate with the fixed asset team to record assets in the financial system.
    • Ensure accurate financial reporting for real estate-related fixed assets, managing a portfolio valued at over $80 million. This includes processing asset acceleration, transfers, and write-offs as needed.
  • Transaction Management
    • Coordinate lease database maintenance with the third-party lease administration team.
    • Monitor and act on critical and non-critical lease dates to ensure compliance with terms.
    • Ensure the timely collection of security deposit refunds and letters of credit in collaboration with the Treasury department.
    • Record transactions and maintain key performance data to support departmental dashboards.

What you bring:

  • Bachelor's degree in Accounting or a related field.
  • Prior experience in real estate accounting strongly preferred.
  • Proficient knowledge of U.S. GAAP, lease accounting standards, and SOX compliance.
  • Excellent communication and collaboration skills, with the ability to work effectively across departments, senior leadership, and third-party partners.
  • Highly organized, analytical, and detail-oriented with a proactive mindset.
  • Advanced proficiency in Microsoft Office Suite. Experience with ERP systems such as Oracle preferred.

The pay range for this position is between $78,400- $85,000 annually. However, base pay offered may vary depending on job-related knowledge, skills, experience, and location.
