POSITION SUMMARY: The Real Estate Development Manager implements all Real Estate Initiatives as directed by the leadership team at FedEx Office. The responsibilities include market planning, performance modeling, new centers, downsize in place/relocations and lease portfolio management. The Real Estate Development Manager is assigned to a specific region of the country and is responsible for engaging the field Operations team on a regular basis to ensure positive communication. GENERAL DUTIES AND RESPONSIBILITIES: (This is a representative list of the general duties the position may be asked to perform, and is not intended to be all-inclusive)
- Lead and manage a team by training, developing, and coaching team members on a consistent basis
- Develop and maintain five year market plans for the assigned region, communicate and ensure field alignment and update on a regular basis all approved market plans
- Implement assigned real estate objectives which include the opening of new centers, downsizing/relocating of existing centers, recommend necessary center closures, renegotiation/extension of lease terms
- Lead and collaborate with support departments to ensure successful results in assigned region which minimizes disruption to the field and provide maximum return on company investments
- Lead weekly cross functional conference calls that will ensure that all projects in assigned region remain on schedule and on budget with minimal disruption to the field
- Interview, select and maintain partnerships with outside real estate broker network that will assist in identifying best in class real estate sites
- Provide strategic direction to Real Estate Manager team, both internal and outsourced, on the Lease renewal objectives and remain involved throughout the approval process
- All other duties as needed or required
MINIMUM QUALIFICATIONS AND REQUIREMENTS:
- Bachelor's Degree in Finance, Economics, Accounting, related field or equivalent experience
- Master's Degree preferred
- 6+years experience in real estate, finance, accounting, planning or consulting in a retail or other multi-location environment
- 2+ years of management experience preferred
- Strong understanding of retail real estate, lease administration and construction
- Significant experience in financial modeling and analysis
- Experience preparing, developing and delivering high-level business presentations
- Experience developing complex spreadsheet models used in financial and business analysis
- Experience in financial statement analysis and comprehensive knowledge of general accounting and finance principles

- Ability, on a consistent basis, to report regularly to work and maintain established business hours in order to support the FedEx Office business; regular attendance and/or reporting could include regular attendance at a physical location and/or maintaining established business hours depending on the scope and nature of the position
