Maintenance Mechanic Job Summary

Perform mid-level work in the repair and maintenance of facilities and may lead others in related work as required. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action. This role involves maintaining critical building systems, equipment installations, and ensuring all work complies with established safety procedures and documentation standards.

Key Responsibilities

System Maintenance & Repair

  • Analyze operation of various building systems to determine causes of problems/malfunctions and implement corrective action
  • Check, repair, and replace valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, cores, pipes and other functional components
  • Install and rebuild pumps, motors, air compressors, and heat exchangers
  • Replace bearings in all types of motors and seals on pumps
  • Install and repair piping, valves, filters, hot water systems and associated controls

Electrical & Technical Work

  • Assist with installation and repair of piping/tubing systems
  • Wire single and three-phase motors (single & two speed)
  • Run conduit and pull wiring to machinery, motors, and operating parts
  • Perform low voltage electrical work as needed

Documentation & Compliance

  • Document all work activities in the CMMS system
  • Maintain appropriate service repair work order records electronically
  • Comply with all company safety and risk management policies and procedures
  • Apply all applicable OSHA and related local safety requirements
  • Report all accidents and injuries in a timely manner

Support & Collaboration

  • Respond to routine and emergency calls for repairs and service
  • Research and inventory equipment parts and supplies
  • Assist in training other team members in facilities maintenance
  • Serve as back-up to other Facilities employees
  • Participate in regular safety meetings, training sessions, and hazard assessments
  • Attend designated training programs (classroom and virtual)
Required Qualifications

Education & Licensing

  • High school diploma or General Education Degree (GED)
  • Valid state driver's license in good standing

Experience & Skills

  • Minimum 2 years trade experience in building maintenance or related field
  • Ability to operate and use a broad spectrum of tools and equipment skillfully and safely
  • Knowledge of standard practices and procedures in electrical, HVAC, plumbing, carpentry, painting and mechanical systems
  • Ability to read and comprehend plans and blueprints
  • Understanding of applicable code requirements and safety precautions
  • Superior customer service skills and orientation
  • Strong organizational skills and collaborative work style
  • Ability to multi-task and work without direct supervision
  • Excellent attention to detail
  • Ability to plan and manage work under time constraints
  • Ability to maintain professionalism at all times, including under stressful situations

Physical Requirements

  • Ability to perform physical activities including bending, standing, climbing, and walking
  • Capability to perform heavy physical labor safely
  • Ability to safely use manual tools and power equipment common in building maintenance
  • Understanding of Proper Protective Equipment (PPE) requirements

Availability

  • Available for call-in work and emergency response
  • Flexible schedule to support building operations as needed
Preferred Qualifications
  • Trade license in relevant discipline (electrical, HVAC, plumbing, or mechanical)
  • Low voltage electrical experience
  • CMMS (Computerized Maintenance Management System) and/or database experience
  • Previous experience in commercial real estate or corporate facilities
  • Additional certifications in building systems or safety training
  • Experience leading or training other maintenance personnel
Working Conditions

This position requires working in various building environments and may involve exposure to mechanical equipment, electrical systems, and building infrastructure. Must be able to work independently and as part of a team while maintaining safety standards and professional service delivery.
