Description
Primary Job Role: Schedule loan closings. Compile and type loan documents. Functions and Responsibilities:
- Prepare closing loan packages necessary for individual loan types in accordance with Bank and Investor guidelines, as well as Secondary Marketing commitments and requirements. Assemble documents for delivery to title company, real estate broker, or lending officer for closing.
- Perform a pre-closing quality review of loan files prior to releasing closing package.
- Review all preliminary documents provided from attorney/title company to include, but not limited to: title binder, survey, termite report, hazard/flood insurance binder, deed, Closing Disclosure Settlement, Power of Attorney, and/or trust documentation.
- Complete all disbursement procedures for issuing of funds to attorneys/title company, any necessary refund checks, and release of escrow monies withheld.
- Follow-up on any deficiency requests by Shipping and Post-Closing to ensure timely procedure for loan funding.
- Contact borrower, real estate broker, and/or title company to request specified and required documents. Advise all parties of any changes or issues that may occur to ensure high quality standards and customer service. Be able to answer questions regarding closing requirements.
- Monitor loan status on a continual basis to ensure that timely/quality standards are achieved. Ensure the timely movement and closing of approved loans through the pipeline.
- Contact title companies, attorneys, loan officers, processors, and insurance companies to obtain documentation necessary to close mortgage loans.
- Review approved mortgage loans to determine conditions that must be met prior to closing.
- Calculate loan interest, principal payment, and closing costs by computer or using factor table and calculator.
- Verify accuracy and consistency of specifications on title abstracts, insurance forms, and other required documents.
Requirements
Basic Requirements:
- Must have extensive knowledge of credit union operations, services, and philosophy.
- Must have good communication skills and a good understanding of the loan application process.
- Extensive knowledge of credit union operations, services, system skills, and philosophy.
- Knowledge of real estate lending criteria, compliance, and federal/state regulations.
- Must have excellent written and verbal skills, positive attitude, pleasant demeanor, decisiveness, and professionalism.
Experience: One to three years of experience in mortgage loan closings and/or mortgage processing. Education: (1) A two year college degree; or (2) completion of a specialized course of study at a business or trade school; or (3) completion of a specialized and extensive in-house training or apprenticeship program.
