This includes performing routine inspections, diagnosing issues, conducting repairs, and ensuring a safe, clean, and operational working environment for Lease's. The position is responsible for managing all aspects of leasing warehouse space, including finding prospective tenants, facilitating lease agreements, and maintaining positive tenant relationships. This position requires excellent communication skills, knowledge of the commercial real estate market, and the ability to provide exceptional customer service to prospective and current tenants. ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Provide oversight, assess, and ensure routine maintenance work as needed in support of the Executive Director of Shelter in Multnomah County.
- Provide oversight, assess, and ensure the Warehouse Facility is in operational order and fully leased in support of the Executive Director of Shelter in Multnomah County.
- Provide management oversight of the BOH Maintenance Technician and Facilities.
- Provide Supportive Oversight to the Maintenance Technician at the West Women's and Children Shelter.
- Provide oversight, assess, and ensure repair of plumbing problems and leaks, including, but not limited to, replacing toilets, fittings, pipes, faucets, drains, and/or showers, repair of electrical problems, including, but not limited to, replacing light switches, light fixtures, bulbs, outlets, or the facility equipment that uses electricity, major maintenance projects, bid jobs, contact contractors, and make recommendations to supervisor for approval, ensure necessary painting and drywall repairs as well as minor roofing and structural repairs are addressed.
- Maintain vendor or contractor support as needed, Technology/communications equipment, Security, Fire, Fire Sprinkler, Alarm, HVAC, Boiler, and Furnace.
- Provide oversight and/or maintain Facility equipment inside rooms, office spaces, and common areas, the grounds and external equipment, including doors and windows.
- Ensure all work orders are responded to and completed in a timely manner.
- Provide oversight and ensure the maintaining of tools and equipment in good working conditions.
- Provide oversight of inventory of routine materials and supplies in the Warehouse.
- Maintain financial accountability in credit, cash or gifts of kind.
- Assist the Executive Director with budgeting, forecasting, and reporting on occupancy rates and revenue for the Warehouse, provide input on facility improvements and long-term maintenance planning.
- Address tenant inquiries, complaints, and requests in a timely manner, ensuring a high level of satisfaction.
- Conduct periodic site inspections to ensure tenant compliance with lease agreements and the property's maintenance standards.
- Serve as a point of contact for tenants during the leasing process and throughout their lease term.
- Respond quickly to maintenance emergencies or urgent repairs, including power outages, equipment breakdowns, and plumbing or electrical issues.
- Identify and engage with prospective tenants through various channels, including online listings, real estate networks, and cold outreach.
- Conduct site tours and showcase available warehouse spaces to potential tenants.
- Maintain detailed knowledge of the warehouse facilities, including square footage, amenities, terms, and conditions of the lease agreements.
- Assist in negotiating lease terms and conditions with prospective tenants in alignment with company policies.
- Prepare and review lease documentation, ensuring accuracy and adherence to all legal and organizational standards.
- Facilitate the lease signing process and ensure all necessary documentation is completed and filed.
- Collaborate in marketing strategies to attract new tenants.
- Participate in real estate networking events to promote available warehouse spaces.
- Maintain accurate records of all leasing activities, tenant communications, and lease agreements in the company's database.
- Track lease renewals, amendments, and terminations, ensuring all processes are handled promptly and professionally.
- Must be able to set priorities and organize time well, work with or without direct supervision.
- Must demonstrate sensitivity to the problems faced by men in recovery and domestic violence survivors.
PHYSICAL REQUIREMENTS:
- Ability to sit, walk, stand, bend, squat, climb, kneel, and twist on an intermittent or continuous basis; Ability to grasp, push, pull objects like file cabinet drawers, and reach overhead.
- Able to lift 50 lbs. and physically able to perform significant amount of bending, twisting, stooping, climbing stairs, walking over uneven surfaces and use of ladders.
- Ability to understand written information.
- Able to climb ladders and/or scaffolding to inspect and/or work on interior and exterior buildings
- May include occasional offensive odors.
- Exposure to caustic and non-caustic chemicals and materials.
- Possible exposure to communicable diseases.
- Work outdoors, sometimes in inclement weather. Ability to work in various conditions, including hot, cold, or noisy environments. Working in heat, dust, grime and odors.
- On call for necessary emergency repairs, 24/7

EDUCATION AND WORK EXPERIENCE: Preferred: High School Diploma or GED. Bachelor's Level Degree, Plus experience in maintenance and General construction, Proven experience in leasing, real estate, or property management, preferably in the commercial or industrial sector. Real estate License/Certification Considered: Equivalent work and life experience considered. Experience related to Knowledge Skills and Abilities, and Essential Duties. Ability to work with various socio-economic, ethnic and racial populations is a must. Knowledge of maintenance sectors and commitment to non-violence in all interactions. - Pressure Washer Use, blowers, other battery-operated power tools.
- Specific vision abilities required include close vision and distant vision.
- Specific hearing abilities required include low to high tonal ranges
- Able to understand and work according to OSHA and all Federal, State, local, and Salvation Army rules, regulations, policies and procedures and Fire Marshall expectations.
- Problem-solving skills are essential to solve various daily challenges.
- Organize and maintain clean work areas and storage areas.
- Willingness to work in various conditions, including hot, cold, or noisy environments.
