JLL is seeking a Project Management Director to serve as the Southern California project management account leader for a dedicated account team managing a large portfolio on behalf of a large Utility client. The Project Director will lead a team responsible for planning and executing a variety of project types including but not limited to the following: interior fit-outs, facility-related capital improvements, site improvements, and new complex ground-up construction projects. A successful Project Director will exhibit the below critical traits:

Strategic Objectives

  • Growth Assumes a lead role in the development and execution of the strategy for the Project Delivery platform and contributes to the development of the account's overall strategy. Represents the platform and account in local, regional, and national industry/public forums and with clients as a senior representative of the Firm. Demonstrates highly visible commitment to creating a "one-team" mentality by utilizing a cross-disciplinary teams to meet client needs. Demonstrates high energy for the business, ability to energize others, and the willingness to take risks and make tough decisions
  • Values Communicates relevant company and client information to employees on a timely basis and conveys expectations to team members. Daily interactions with employees and clients while maintaining positive relations and favorable impressions. Verbal and written communications are clear, concise and professional in appearance. Influences clients to obtain new work. Celebrates the achievements of team members.
  • Brand Leads the platform in identifying and sourcing opportunities to meet future business development targets. Assists in sourcing new business for other business units within the company. Able to market all available products and service offerings. Contributes to the development of new product and service delivery ideas for the business unit and the company.
  • Client Provides critical insights and counsel for other professionals regarding key client issues. Active in the management of multi-discipline client relationships. Oversees and advises the development of real estate strategies for the client. Develops platform's delivery strategy.
  • People Directly responsible for attracting, retaining, and managing a team to support the Project Delivery platform.
  • Digital Assumes a lead role in managing teams or client assignments that involve projects having a high degree of technical complexity. Demonstrates skills that enable the individual to successfully address issues of varying complexity with respect to client management, real estate or other specialized areas.

Position Expectations

  • Provide exceptional full-service project management for the client across their regional portfolio; guide team members to provide elevated levels of service
  • Grow & manage key client and account relationships; manage conflicts to amicable resolution
  • Achieve required KPIs while meeting/exceeding high standards for delivery & communication
  • Assist client in developing a project delivery strategy linked to their current business objectives
  • Successfully interact with and influence at varying levels within JLL as well as the Client organization
  • Attract, develop, retain, and fully manage a team of geographically dispersed PM professionals
  • Support organization's goal of creating a diverse team at every level
  • Coach team members in JLL standard procedures, market best practices, and methodologies expected for successful project implementation.
  • Drive a "Trusted Advisor" culture throughout all levels of the team
  • Facilitate a forward-looking mindset; lean-in to streamline process and challenge status-quo beliefs
  • Assume lead role in developing and executing on a strategy for the team and overall business unit
  • Ensure the team remains sized and staffed appropriately for the client's expected workload
  • Provide thought leadership to improve consistency, speed, and cost effectiveness of project delivery
  • Oversee project management team's implementation and execution throughout project lifecycle
  • Manage vendor, consultant, and project team performance to ensure compliance with all contractual, jurisdictional, and client requirements
  • Interface regularly with PMs, architects, client staff, property managers, and other vendors as needed to facilitate exceptional client experience
  • Provide appropriate on-site supervision to ensure the account team's performance criteria are met
  • Craft, manage, and deliver against account's P&L statement. Leverage best practices, set appropriate goals, and manage the account effectively achieve or exceed corporate financial targets.
  • Manage financials for the annual capital plan, including but not limited to regular year-end projections, variance management and reporting, and other reports as required by the client
  • Demonstrate stewardship and ownership of the client's capital plan
  • Exhibit proficiency with relevant project management software, including JLL's Adaptive Work
  • Identify and address areas of concern regarding potential liabilities and risks (e.g. - fee, client or JLL reputation, errors and omissions, etc.)
  • Ensure that Account Director and key platform executives are fully and accurately informed of all project, internal team, and client issues that could affect JLL's reputation
  • Demonstrate visible commitment to creating a "one-firm firm" by utilizing cross-discipline teams as needed to meet client needs
  • Demonstrate ability to envision opportunities and to introduce relevant JLL products and services
  • Partner with direct manager and HR promptly to address team talent shortcomings when needed
  • Any and all other duties and tasks as assigned

Required Knowledge, Skills, and Abilities

  • 10+ years of direct experience as a leader of real estate project management teams
  • Proactive thinker and leader
  • Experience leading others within a corporate environment
  • Passion for simplifying complex situations/data, and ability to convey a streamlined and convincing recommendation to the client
  • Strong working knowledge of architectural drawings and construction methods
  • Highly organized with strong analytical skills
  • Strong interpersonal skills; ability to interact with executive-level external and internal clients, as well as external team members (architects, contractors, client's representatives, etc.)
  • Previous experience effectively supervising, training, mentoring and evaluating talent at various levels within the organization or team
  • Ability to develop and cultivate business relationships with existing and prospective clients
  • Working knowledge of accounting and financial reporting, budgeting, & scheduling as they relate to corporate real estate
  • Ability to lead individuals to deliver superior results in client service
  • Working understanding of capital plan creation and management
  • Travel expectations: up to 20%

Desired Attributes:

  • Desired attributes: LEED, AIA, PE, or PMP certifications
  • Experience managing contracts and delivering projects for clients in a Principal capacity
  • Experience working with government and/or power generation clients

Education Requirements:

  • Minimum of a Bachelor's Degree from an accredited institution, preferably in Architecture, Engineering or Construction Management. Advanced degrees appreciated.
  • Proven experience in a senior leadership role, directing and managing intricate projects within the commercial real estate industry.

  • Strong track record of delivering complex projects on time, within budget, and to the highest standards of quality.

  • Exceptional leadership and communication skills, with the ability to motivate and inspire a diverse team.

  • Strategic mindset, with the ability to translate business goals into action plans.

  • Outstanding client relationship management abilities, with a focus on delivering exceptional client experiences.

  • Demonstrated knowledge of industry best practices, regulations, and trends.

Preferred Qualifications:

  • Master's degree in a related field.

  • Professional certifications (such as PMP or LEED).

  • Experience in a global or multi-office environment.

  • Knowledge of emerging technologies and their application in project management.

  • Proven ability to drive business development and generate new opportunities.

Estimated total compensation for this position:

180,000.00 - 205,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
