Market Development Department

The Market Development (MD) team is responsible for 3 key functions within our NA business: 1) market strategy, 2) site selection & acquisition, and 3) vertical market expansion planning. The MD team owns the land and due diligence budget and execution for market expansions across North America, including identification of new markets, expansion planning efforts and completion of schematic design for handoff to construction. We are at the front-end of the process of ensuring we have the critical capacity required to meet the evolving requirements of our wholesale and hyperscale customer base. We evaluate supply, demand, pricing, power availability and other market factors to inform site acquisition, site development and construction when developing our market plans. The team collaborates with Sales, Solution Engineering, Construction, Operations, Finance and Senior Management along the way. One thing that distinguishes Vantage is that our staff are given the responsibility and authority to directly drive tangible results.

Position Overview

This role will be based in Ashburn, VA. in alignment with our flexible work policy (3 days in office, 2 days flexible)

Vantage is seeking an Analyst, Portfolio Management, a highly visible and cross-functional role. This position supports all activities related to customer leasing and portfolio management. Responsibilities include financial analysis of existing investment, portfolio and inventory tracking, managing sales funnels, lease matrices, IRR reporting, cash flow forecasting, portfolio optimization, and preparing detailed performance measurements and reports. The ideal candidate will possess advanced Excel expertise, including the ability to develop financial models, analyze data, and provide actionable insights to support effective portfolio management.

Essential Job Functions

Financial Analysis & Modeling:

  • Support monthly IRR updates presented to Vantage Executive Leadership and the Board.
  • Build financial models with multiple scenarios using Vantage's business case template to evaluate customer sales opportunities, new markets, and site acquisitions; include sensitivity analyses on key risk factors.
  • Perform sensitivity analyses on key risk factors impacting business outcomes.

Cross-Functional Collaboration:

  • Collaborate across departments (Capital Markets, Construction, Sales, New Site Development) to gather inputs for financial modeling.
  • Actively participate in reporting the sales pipeline and contributing to weekly Vantage leadership calls for North America.
  • Develop materials for senior leadership presentations to the Vantage Board of Directors.

Reporting & Presentation:

  • Prepare leadership reports highlighting sales and leasing activity on a rolling basis.
  • Update and maintain matrices on existing leases and document the status of upcoming lease expirations, reporting regularly to senior leadership.
  • Tracking and maintain delivery dates for both existing and prospective sites.

Market & Portfolio Analysis:

  • Perform analysis, build models, and manage processes related to new market development, site acquisition, and customer leasing opportunities.
  • Create models to support recurring market evaluations and updates.
  • Analyze data to provide recommendations on markets and sites across North America in collaboration with the Market Development team.
  • Conduct ongoing portfolio deal analysis.

Strategic Planning & Budgeting:

  • Contribute to the annual budgeting process by forecasting returns, leasing capacities, and modeling various scenarios.

Additional Duties:

  • Handle additional duties as assigned by Management.

Job Requirements

Education:

  • Bachelor's degree in Business Administration, Finance, Real Estate and/or equivalent experience, required.

Experience:

  • 2-5 years of professional experience in corporate finance or related fields (investment banking, capital markets, FP&A, accounting, treasury, consulting) with extensive financial modeling expertise., required.
  • Data center, commercial, or industrial real estate experience, preferred.

Skills:

  • Strong analytical mentality, problem-solving skills, and quantitative/qualitative abilities.
  • Advanced proficiency in financial modeling, particularly in Excel.
  • Ability to operate independently in a fast-paced environment while managing multiple priorities.
  • High attention to detail and a commitment to accuracy and timely delivery.
  • Strong executive presence with excellent communication and presentation skills.
  • Be able to build financial models with multiple scenarios using Vantage's business case template to evaluate new opportunities (markets, sites, customer leases) and incorporate key risk sensitivities.
  • Be able to assess opportunities through a financial lens and generate data-driven presentations.
  • Be able to present findings and strategic recommendations to senior and executive leadership.
  • Travel required is expected to be up to 5% but may increase over time as the business evolves.
