The Maintenance Mechanic provides support for watch engineers. This role has responsibilities which include preventive maintenance (PM), emergency response, general maintenance, carpentry, plumbing and HVAC system maintenance. The Maintenance Mechanic must be able to perform the repair, maintenance, and replacement of various building operational components independently and with team support.
What your day-to-day will look like: Follow all safety policies and procedures, maintains strict attention to detail when working on job sites. Performance of ongoing preventive and repair work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and components Utilizes CMMS work order system to manage the timely completion of all preventative and corrective maintenance assignments. Repair/Replace/Install ceiling tiles, carpet tiles, floor tile, etc. Some light carpentry work including sheetrock repair. Minor plumbing including unclogging drains, water leaks, etc. Minor HVAC including filter and belt change, etc. Troubleshooting PLC controlled systems such as pallet transfer machines and high speed doors. Monitoring/troubleshooting steam boilers, hot water systems, compressed air system and air dryers. Perform assigned facility rounds and due diligence efforts by being proactive; reporting on conditions impacting satisfactory client occupancy and operations; entering work orders for resolution. Be a member of the operations team in the maintenance and repair of building components and equipment. Provide best-in-class customer services to all Tenants and Agencies. Recognize danger and safety hazards and propose methods to eliminate them. Escorting vendors onsite to perform routine preventative maintenance or repairs. Must be willing and able to support any after-hours building related activity as required. Ensure that work is performed efficiently with a minimum amount of disruption and inconvenience. Maintains a clean and safe working environment. Must complete all required safety trainings as scheduled and on time. Other tasks as assigned. Work Schedule: Sunday-Thursday 10:00pm to 6:30am. $2 Shift Differential! Desired or preferred experience and technical skills: Experience in commercial or industrial building maintenance. Familiarity with various building operational components. Advanced troubleshooting skills for mechanical, electrical, and plumbing systems Experience in minor repairs and installations (e.g., ceiling tiles, carpet tiles, floor tiles, sheetrock) Knowledge of preventive maintenance best practices. Experience in vendor management and supervision. Strong communication skills, both verbal and written. Attention to detail and quality workmanship. Flexibility and adaptability to changing work environments. Basic computer skills for reporting and documentation. Certifications in relevant trades or maintenance fields (e.g., HVAC, electrical, plumbing) Previous experience working in a Life Sciences or Medical facility a plus. Required Skills and Experience Experience in general maintenance, carpentry, plumbing, and HVAC system maintenance. Ability to perform preventive maintenance (PM) tasks. Emergency response capabilities. Knowledge of safety policies and procedures. Proficiency in using Computerized Maintenance Management Systems (CMMS). Electrical experience including 208-230 thru 480volt 3-phase, able to read schematics and familiarity with PLC's. Ability to perform facility rounds and due diligence efforts. Strong customer service skills. Ability to recognize and address safety hazards. Willingness to work after-hours when required. Time management and efficiency in task completion. Ability to work independently and as part of a team. |
