You will work as part of an engineering & facilities team at multi building critical portfolio managed by JLL in Raleigh/Durham Metro area. Work schedule supports a 24O7 critical operation so must have flexibility in work hours to cover other shifts.
Job Title: Critical Environments Operating Engineer Location: Durham, NC 27703 Type of Employment: Full-time w/JLL employee benefits within 1 month of employment Schedule: On-site, 2-36 hour weeks a month (3-12's) and then 2-48 hour weeks a month (4-12's) *must be open to working any shift* Reporting To: Critical Environment Chief Engineer Additional Perks: 3 & 4 day work weeks, large engineering team, place to learn with different equipment and SME's, cafeteria onsite, uniforms and tools provided, on-call policy is $3 - shift premium for the week on call. What this job involves:The Critical Environments Operating Engineer will be required to perform a number of preventive maintenance and reactive activities as well as support the account Critical Environments Program for the region. The primary focus of this position is to provide shift coverage and on-call plant operational support for all facilities systems, including electrical, HVAC, building controls or Central Utility Plant Operations. This person will have the responsibility of providing written reports/logs and maintaining reliable and efficient operation of the facilities equipment that supports the Data Centers and other Critical Facilities in the region. What your day-to-day will look like: Part of a team that is accountable for the operational performance readiness, reliability, and integrity of the mission-critical infrastructure systems which include (but not limited to) the following: Chillers, Pumps, Cooling Towers, VFD's, AHU's, CRAC's, CRCU's, UPS's, PDU's, Batteries, Generators, Fuel Pumps and Fuel Storage, Switchgear, Utility Feeds, Transfer Switches, Process Piping, Fire Detection, Fire Suppression, BAS, and Leak Detection systems. Able to immediately recognize system shortcomings, respond to operational and emergency situations, and provide technical guidance and direction during real time problem management; resetting alarms, operating breakers and switches, starting back-up systems, etc. Must be willing to provide shift coverage (including vacation relief) and on-call plant operational support for all facilities systems, including electrical, HVAC, and building controls. Operates building systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures Perform daily walk-through of sites in order to ensure proper operation of electrical and HVAC equipment and identify any potentially hazardous conditions Must interface with Critical Operations Team to coordinate Critical Area Program. This will include but not be limited to: scheduling maintenance windows in Change Management, participating in staff meetings, interfacing with key vendors and project management personnel, and keeping up with written communications within the Critical Environment Team Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment Participate in the safety training program and any other safety protocols outlined by company or client policy Perform all duties in a safe manner and in accordance with established work standards and practices Ensure all infrastructure and compliance documentation for the building is maintained and up to date, including up-to-date building drawings and one-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law Must be able to act in a consulting capacity on projects and new design Perform predictive maintenance, preventative maintenance, maintenance routines and equipment rounds, and service requests as directed in accordance with Preventative Maintenance Program Perform the installation, maintenance, repair and operation of mechanical and electrical equipment and systems Inspects and repairs pumps, fans, valves, and motors ensuring proper operation of the facility equipment and systems Perform general facility related maintenance work including plumbing repairs, replacement of lamps/ballasts, door hardware and other maintenance tasks Perform emergency or preventative maintenance repairs off hours on nights and weekends as needed Support vendors on preventive and repair activities that cannot be performed in house Administer the Critical Facility Change Request notifications and Critical Facility Incident Reporting processes to Data Center Management standards Understand and work within the accounts Computerized Maintenance Management System Responsible for keeping records of buildings rounds and readings, all engineering logs, and engineering data sheets Track electrical/mechanical loads for all critical systems Work collaboratively with the Energy Management team to develop programs that reduce energy consumption and increase sustainable practices. Comply with all company policies and procedures Participate in Company Training and local professional trade organizations and third-party training programs in order to stay current with technological trends of the industry Perform additional duties or acts in other capacities as required to meet the company's and/or the client's objectives Must be able to work different schedules. Must be able to work Holidays & weekends. Must be able to respond to after-hours site emergencies. Required Skills and Experience: High School Diploma or equivalent; Trade school education, union training, military service or college is desirable Three (3)+ years of hands-on work critical infrastructure building operating work experience One (1)+ years of UPS systems, emergency generators, switch-gear & chiller plants equipment experience Prefer experience in Electrical or HVAC/Refrigeration trades Universal CFC EPA certification Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS) Must possess and maintain a valid state driver's license Must successfully pass background, drug/alcohol, and MVR screening process before beginning employment. Ability to lift up to 50 lbs. and comfortable using up to 30 foot ladders Ability to perform all work using the proper personnel protective equipment (PPE) Adhere, in strict accordance, to all applicable safety policies, procedures, and practices Have thorough knowledge of energy efficient building system operations to reduce operating costs and satisfy customer requirements Demonstrate aptitude for and/or have practical experience with thermodynamic, electrical, and/or mechanical systems, as well as computer-controlled equipment Working knowledge of computer applications, including Word, Outlook, and Excel Please submit your application with an updated resume, location, and contact information.
